Hello,

We are aware of the assessment problem we have with Block 268 Lot 11. To explain, when we assess commercial property we use a method known as an income approach. This method requires the assessor to use the rental income that a commercial property retains We convert that income to value. Basically, we use the rent that a commercial property is getting for the property or the rent a commercial property could get for the property. So for instance, if there is a building that is 5,000 square foot with an average rent per square foot at 15.00 per square foot, the property is assessed based on those parameters. There was a mistake made regarding block 268 lot 11. We used a lower per square foot cost when we should have used a higher per square foot cost. So for instance, using $13.00 per square foot when a property has been getting between $25.00-$30.00 would lead to a large decrease in the assessed value. This is the situation that we have with this particular property. The wrong rent per square foot number was used when we reassessed the property. The number will be readjusted for 2019.
