Hello,

We are aware of the assessment problem we have with Block 268 Lot 11. To explain, when we assess commercial property we use a method known as an income approach. This method requires the assessor to use the rental income that a commercial property retains We convert that income to value. Basically, we use the rent that a commercial property is getting for the property or the rent a commercial property could get for the property. So for instance, if there is a building that is 5,000 square foot with an average rent per square foot at 15.00 per square foot, the property is assessed based on those parameters. There was a mistake made regarding block 268 lot 11. We used a lower per square foot cost when we should have used a higher per square foot cost. So for instance, using $13.00 per square foot when a property has been getting between $25.00-$30.00 would lead to a large decrease in the assessed value. This is the situation that we have with this particular property. The wrong rent per square foot number was used when we reassessed the property. The number will be readjusted for 2019.

Dear Scott Kineavy,
I looked at the 2019 assessment and the billing amount. For a property assessed at $696,300 it seems like the taxes billed are awfully low. please confirm.

Dear Scott Kineavy,
yes, that is what i am referring to.
for 2019, it says it is assessed for 696,300 and is being billed 2324 quarterly. Yet, in 2017 they were assessed less and was being billed 3432 quarterly.

Dear Scott Kineavy,
thats my point. in 2017 they were assessed at 516,700 and paying $3432/qtr.
in 2019, they are assessed at 696,300 and only paying $2342/qtr. something is wrong there.

Yours sincerely,

I don't do the billing. I do the assessments. I am not missing your point. The bills have not been adjusted yet for the 2019 year. The two quarterly bills you are looking at are estimated on the tax rate from the year before. Once the tax rate has been struck for the 2019, the remaining bills will be reflective of the new assessment.
